Manhattan Buyers Are Choosing LEED Certified Buildings

Green Leed Certified Luxury NYC BuildingsLeadership in Energy and Environmental Design, or more commonly known as simply LEED, is one of the biggest buzzwords in real estate right now. In short, it is a set of strategies that are used to evaluate real estate development projects on their effort towards environmental friendliness. In order for a building to be considered LEED certified, it must pass a series of required prerequisites and elective credits set by the U.S. Green Building Council. Once a building has been approved by the Green Building Council, it will then be confirmed and decreed by the Green Building Certification Institute as officially certified. While many people have heard of LEED certified buildings, few New Yorkers can confidently identify the characteristics of green buildings.

The “combination apartment”, in which owners sell their apartments together so the buyer can break down walls and created a “super-sized” unit, also provides for a higher profit for each individual luxury condominium or co-op owner. However, this is not simply a means to make apartments more marketable to buyers; it also falls in line with a general rule of thumb within NYC real estate, which states that unlike most other areas in the U.S., the larger the space, the more a seller can charge per square foot.

While there are a variety of factors influencing this trend, there are two main reasons for this increase in combination apartments within NYC real estate. A one bedroom that can be potentially transformed into a three bedroom often increases the buyer pool, especially if each individual unit is offered as separately as well. This falls in line with the growing desire of those searching for larger luxury apartments, especially as more and more Manhattanites choose to remain in NYC to raise their families. And even though demand has risen for “super-sized” apartments in recent years, new construction has been unable to match this desire with available supply.

The Riverhouse (in Battery Park), under new ownership since March, adds some umph to New York City living. The Riverhouse’s amenities are great. With a lap pool, children’s playroom, outdoor terrace and park, yoga studio, billiard’s room, media café, and fitness center, this Battery Park City apartment building fulfills the needs of all of its residents. Rockefeller Park--which is right in the Riverhouse’s backyard--provides residents with a great area to spend time outside, watch ferries go by on the Hudson River, go for a run, or bring the kids to one of several play areas. It would be difficult to find a more relaxing New York City neighborhood. The Riverhouse’s most amazing amenity, by far, is it’s backyard. The Hudson River runs just steps from the building and many Riverhouse apartments have a stunning river view of the Statue of Liberty and Midtown Skyline.

No Smoking Please: Scare at Chelsea Green Condo HL23 Turns Out To Be All Smoke, No Fire

SmokeWe haven't written about LEED Gold Chelsea condo HL23 that often here at New Construction Manhattan, and that's totally our fault. Both relative to other condos for sale in Chelsea and other green condos for sale in Manhattan, HL23 is a really impressive NYC condo -- both better-looking and greener than its competition in Chelsea and among Manhattan's other green apartments, respectively. If it seems like we're kind of amping it up about HL23 right now, um, that is probably true. But it's one of our favorite green condo listings at NCM and... well, for awhile back there we were worried that we might've lost it. But it turns out that what looked like a serious fire at HL23 this weekend was all smoke and no fire, Curbed reports.

Christopher Albanese, Visionary Behind The Visionaire, Talks Manhattan Real Estate and Green Condos With New York Times

There's no shortage of places in which to read about Manhattan real estate online -- although obviously you both already know this and have excellent taste if you're reading the New Construction Manhattan blog. But one of the New Construction Manhattan blog's favorite places to read about Manhattan real estate is the weekly 30-Minute Interview at The New York Times, which offers an opportunity for the biggest developers in NYC real estate to talk shop without, you know, talking too much. Green News: Battery Park's Visionaire Earns LEED Platinum Certification

leedThe Visionaire, a tremendous new Green building overlooking the Hudson, has secured LEED Platinum status, just about the most prestigious honor possible for a Green living space. Here's a quote:

“We are extremely proud to have the Visionaire recognized as a ‘Platinum’ building by the U.S.G.B.C., and to continue our pushing of the envelope in sustainability for residential buildings,” George Aridas, executive vice president for the Albanese Organization, told Mixed Use.

Why NYC Green Apartments Are Great For Non-Greenies, Too
