The Condos of Brooklyn Bridge Park

With the latest , it seems as if there’s a new building rising on a daily basis, but it’s not every day that a condominium comes to the world-class Brooklyn Bridge Park. The luxury condos at 1 John Street are one step closer to becoming a reality, according to a new building permit filed by Alloy Development.

The permit, spotted by , notes that the 12-story building at 1 John Street in Dumbo will house 42 units across 117,648 square feet of residential space. 1 John Street will also contain a commercial component of 3,000 square feet, as well as another 2,551 square feet for the annex.

The condos for sale in Dumbo’s 1 John Street include two-bedrooms starting at $2 million, three-bedrooms starting at $3 million, and four-bedrooms starting at $3.5 million. 1 John Street will have feature full-service amenities, as well as a roof deck.

These condos are uniquely located directly at Brooklyn Bridge Park’s northern edge as required in the Park’s General Project Plan mandate. According to the mandate, Brooklyn Bridge Park must be financially self-sufficient. While concessions make up a small amount of the funds, the majority of operation and maintenance funding will come from various development sites located within the park. 1 John Street is just one of the four residential sites that will contribute financially, though it is the only residential component in Dumbo.

Located at the southernmost edge of Brooklyn Bridge Park, the Pier 6 development site in Brooklyn Heights includes two parcels of land, each being approximately 10,000 square feet in area. Here, two new residential buildings will rise, bringing up to a combined 430 new units.

Moving northward, the next residential site is One Brooklyn Bridge Park, which was completed in 2008. The converted warehouse is now home to 438 units and boasts a wide array of amenities.

Continuing toward 1 John Street, the Pier 1 development site will be home to Pierhouse—a luxury condominium with hotel amenities. The spacious, townhome-style condos come with stunning views and shared amenities at the adjacent 1 Hotel, which included a rooftop swimming pool and bar.
