Upper East Side Gets a Touch More Modern

After four years of owning the site at 301 East 80th Street–also known as 1538 Second Avenue–Icon Realty Management has finally confirmed plans for a 208,500-square-foot building to rise in the Upper East Side–this is their second large property to be purchased on Second Avenue.
Plans have been filed for the soon-to-be mixed-use building at the corner of 80th street and second avenue to include 63 apartments and 8,945 square feet of commercial space within the 30-story tower.
The development management–that owns about 1,800 apartments in the city–spent $44.9 million on two large development sites on second avenue—the properties,1562-1564 Second Avenue and 1538-1548 Second Avenue—which housed six low-rise residential buildings as well as several businesses which were forced to close after Icon’s large purchase.
In 2014, the plans at 1562 Second had initially been filed to include a 43,832-square-foot residential building with 12 Pre-war-style apartments and about 2,000 square feet for retail. Now, plans have been filed for a 100,000-square-foot building with 28 apartments.
SLCE will be the architect for both buildings and Studio Sofield is planned to design both exteriors.
At 301 East 80th Street, amenities will include a basketball court, yoga studio, children’s playroom, game room, party room, and a lounge for residents. The 28th and 29th floors will each have a single full-floor unit, while retail will occupy the ground floor of the building.
