New Recycling Mandate Makes NYC Even Greener

New York City has a new recycling mandate

New York City has been trying to step up its green quotient for a long while now. Be it through the construction of environment-friendly LEED certified buildings, or through the creation of more parks and green spaces like the High Line in Chelsea, New Yorkers have been seeing a lot of green. But while these measures are to be applauded, New York is still lagging behind in terms of its recycling prowess—only 15% of residential trash in the city is recycled. But this number could soon change thanks to new building mandates that are designed to bolster recycling efforts.

Riverside Center Breaks Ground on Upper West Side

An early image of what Riverside Center is planned to look like in Manhattan

Last Friday a development that will eventually include 2,500 apartments, a hotel, a movie theater, an auto showroom, a new public school, and hundreds of thousands of square feet of retail and office space, broke ground on the Upper West Side. Located along Riverside Boulevard between 59th Street and 61st Street, the Riverside Center Development promises to be the biggest new development on the Upper West Side. Once it’s completed, it is set to have five apartment towers with a park in the middle. Although locals fought over aspects of the development for months, it was approved by the City Council two years ago.

Hudson Yards Finally Breaks Ground

What the Hudson Yards is supposedly going to look like once completed.Related Companies and Oxford Property Group broke ground yesterday at Hudson Yards, their Far West Side development. 6 years of planning has led to this, and it may be Mayor Bloomberg’s greatest legacy in the final moments of his third term. The public/private development is set to rise on 26 acres over the next 12 years beginning with the Hudson Yards South Tower. The South Tower will be the 47-story home of the luxury retailer Coach, located at the northeast corner of Tenth avenue and 30th Street. The South Tower will also include 740,000 square feet owned by Coach to be used as a commercial condominium.

Building Doormen Go the Extra Mile This Holiday Season

New York luxury apartment doorman

Apartment hunters in New York City are known to look at a lot of things before committing to a home in the city. They want the extravagant spaces, they want the gorgeous views, they want the latest in technology—their apartments must have it all. But besides the features of their homes, Manhattan’s home-hunters are also keen to know about the building amenities they will be treated to: these can range from something as flashy as a rooftop club room to the relatively less-publicized services of a full-time doorman. However, doormen are a very important and useful amenity to have in a building—especially during the holiday season.

First Atlantic Yards Tower to be Tallest Modular Building Ever

Renderings of the modular building planned for the Atlantic Yards ProjectDecember 18th will mark the groundbreaking of the first building in the Atlantic Yards Project. Bruce C. Ratner, chief executive for Forest City Ratner, has big plans for this building. It is set to be the tallest modular building in existence, rising to 32 stories and located at Flatbush Avenue and Dean Street. Currently, the tallest modular building is a 25-story dormitory in Britain. But If Mr. Ratner has “cracked the code”, this could be a huge step forward for affordable housing, unless it means nothing more than more money for developers.

Another Tower Goes For NYC’s Tallest Record

Another challenger for the tallest luxury condo building in ManhattanNew York City is known for being home to some of the tallest skyscrapers in the country. If you thought Manhattan towers couldn’t get any taller, you were mistaken! There are residential towers currently under construction such as the 1,397-foot tower at 432 Park Avenue South which will eventually surpass the infamous 1,004-foot One57 tower once both are completed. Well, for those who marked 432 Park Avenue as the New York City’s tallest residential building, you might have spoken too soon. Beating out its skyscraper-like competitors by rising to 1,550 feet, an 88-story Extell mixed-use development plans to emerge at 217-225 West 57th Street, less than a block away from its sibling One57.

The Million-Dollar Views of Manhattan

People looking for an apartment in Manhattan often have a long list of features they expect to see in their dream homes. These can range from something simple like wanting a lot of space in their rooms to something more fantastical like wanting a celebrity neighbor! But one of the common things that almost all apartment hunters in the city would like to have is, quite simply, a good view. In a city known for having high-rise buildings standing choc-a-bloc with each other, there is a huge demand from New York’s luxury apartment dwellers for homes that have windows looking out into something more pleasing that another concrete structure.

Affordable Housing on the Edge of Hudson Yards Development

The massive Hudson Yards project will include a large affordable housing programMere weeks away from breaking ground on the first building of the massive Hudson Yards development, the company in charge, Related Cos., has lined up financing for a new residential project right across the street. New York State’s Public Authority Control Board has authorized up to $54 million in tax exempt bonds for the 139-unit tower at 529 W 29th Street. The project is only eligible for these tax-exempt bonds due to the fact that Related is planning to sell some of the apartments to residents in the low to moderate income bracket at affordable rates.

Manhattan Condominium Development Goes Skinny

Development of Manhattan luxury condominiums trending towards skinny designsIn a well-documented, yet unofficial competition in Manhattan’s luxury new construction condominium market, developers are locked in an arms race over who can build the tallest and most impressive new condominium. The most eye-catching buildings offer status to residents and fame to the developers and architects behind the project. One aspect of this competition that has received less attention, however, is the realization by some developers that size isn’t everything. Or at least, vertical size. Many new construction condominiums are not only getting taller; they are also getting skinnier, resulting in a more striking skyline and more opportunities to purchase apartments with stunning views.

The Novel Approach: Authors and Realtors Join Forces in Marketing Events

Realtors are using author readings during showings of manhattan apartmentsIn the ever-evolving Manhattan real estate market, traditional open houses are becoming archaic. Some realtors have found innovative ways to subliminally advertise their listings to New Yorkers who are unaware of what the city’s busiest borough has to offer. The most popular of these marketing events are book readings by famous authors. These events provide realtors with a fresh perspective on how to market their listings.
