There's a lot to like about Cary Tamarkin's LEED-certified condo at 456 West 19th Street. Some of this has to do with its looks -- even amid the stiff competition provided by other Chelsea condo listings -- even the star-studded constellation of new condo listings around the High Line -- 456 West 19th Street is a beauty. ( there) That there's some green building intelligence behind that elegant facade helps matters, too. And of course the condos for sale at 456 West 19th Street are exceptionally luxurious, even by Chelsea standards -- every apartment at 456 West 19th is a duplex, and the quality of finishes and fixtures are surpassingly high. But while we at New Construction Manhattan love us some 456 West 19th Street, it turns out that we're not alone -- Curbed reports that the high-end Chelsea condominium is shaping up as one of the true sales success stories of the current Manhattan real estate market. As is common -- even with -- most of the condominiums for sale at 456 West 19th Street wound up selling for slightly less than their asking prices.But given how high those asking prices were -- one bedroom apartments at 456 West 19th Street list for over two million dollars -- the fact that they're moving at all in a still-sluggish economic climate is a telling indication of this condo's quality. And moving they are. "Now half the building is sold and closings have begun, and those pricey one-bedroom pads have proven to be popular," Curbed's Joey Arak writes. "Four units have closed so far, all 1,130-square-footish 1BR/2BAs... Not a one has closed at the original asking price, but the PriceChops aren't biggies." The prime Chelsea location, the green building credentials, the architectural distinction -- all of these surely help the cause at 456 West 19th. But at some point, it's all about the quality of the condominiums. If the condos for sale at 456 West 19th Street weren't among the finest condo listings in Chelsea, they wouldn't be selling. They are, so they are. Sometimes, real estate isn't all that complicated.
