Spring is in the air in Manhattan, so we’ve gone ahead and compiled a list of our favorites places for outdoor dining in Greenwich Village.

It’s long been a rule of thumb that apartments in Uptown Manhattan, especially those around Central Park, see better asking prices than homes in Downtown Manhattan neighborhoods like Soho, Tribeca and Chelsea. But that rule seems to have been broken now—according to , the average asking price for a Downtown apartment in the last quarter of 2012 became $2,777 per square foot, nearly $100 more than the price per square foot for a similar unit in Uptown or Midtown Manhattan.

  It’s been a long several years for 15 Renwick Street. The former brownstone located on the seemingly quiet street of Renwick was demolished back in 2008. The demolition was set to make way for a new luxury condominium, compliments of Ismael Leyva Architects with Douglas Elliman at the helm. Yet, the 70,000-square foot development site (located in the western portion of the Soho neighborhood) has been sitting undone since 2009, and now has renderings out flaunting a new facade.

Sure, Soho is famous for, but do you sometimes wish that there were something newer and fancier to look at in the neighborhood? Well, DDG Partners seems to have felt the same way on looking at the dreary stretch containing their Chocolate Factory site on 325 West Broadway—that could explain why they have decided to jazz up the block by reimagining the building as a shiny, modern structure made of aluminum and glass.

  It’s that time of the year again. The cobblestone streets of TriBeCa transform itself into a New York version of Hollywood. Yes, we’re talking about the highly acclaimed, TriBeCa Film Festival. This annual festival is embarking its 12th year in April. The beauty of the TriBeCa Film Festival is that it works to establish New York as a leading film production city in addition to bringing culture and the arts to New Yorkers. It also functions as a consistent economic boost for Post- 9/11 downtown Manhattan, generating an estimated $800 million annually. This year's festival has films based around ideas that we would have least expect!

In our continuing , today, we turn our attention to Soho—does the fashion-forward district have a similar grade for its java as well? Well, we went sniffing around for the smell of fresh-made coffee, and we came back feeling mighty pleased. Much like its famous bars and restaurants, Soho’s cafés are hip and happening, certain to appeal to both the coffee novice and the caffeine enthusiast.

TriBeca is mostly known for its pre-war luxury lofts and gleaming condominium buildings. As well as its cobblestoned streets and high-end shopping. Rarely would one expect to find a townhouse situated amongst the other residential dwellings. Yet expectations are often misleading, and within the stylish neighborhood, on 452 Greenwich Street, low-and-behold a townhouse stands on a corner, facing north.

Undoubtedly, Soho is a location that has a lot to offer. One can choose from the plethora of luxury boutiques and sift through high-end clothing labels. Or one can indulge in the many scents exiting charming restaurants, which pepper the bustling streets. The historic cast-iron buildings are always available for a quick photo-op, and on the right day (or night) celebrity sightings can occur. Yet Soho has something else to offer, which will result in gawking, wondering, and the option of exiting a store with a human skull tucked under your arm.
